Rent out your apartment or office in Warsaw

We help owners rent out an apartment or office in Warsaw and the area within about 30 km. We discuss the property and your terms, get it ready for viewings, show it to tenants whose needs match your terms, and help with the lease and the handover report. We work in your language: the lease is in Polish, and we explain every clause before you sign.

Who we help to let property in Warsaw

Owners of apartments, from a studio in a new development to a flat in a pre-war kamienica, and owners of offices, from a single room in a residential building to space in an office block. We cover all of Warsaw and the surrounding towns within about 30 km: Piaseczno, Pruszków, Łomianki, Marki, Ząbki, Konstancin-Jeziorna and others.

If you bought property in Poland as an investor, or moved away and kept your Warsaw flat, you do not have to deal with Polish paperwork alone. We run the whole process in your language, from the first conversation to signing the handover report. The lease itself is in Polish, and we take you through each clause in your language so you know exactly what you sign.

Leave a request in the form at the bottom of the page: tell us what you want to let, where it is and when it is available, and we will discuss the terms. If you prefer chat, message us on WhatsApp.

How we work with owners

Five steps from your request to handing over the keys.

  1. We discuss the property and terms

You tell us about the property: address or district, size, condition, available from when. We discuss your terms: rent, lease length, deposit, pets, and which tenants the property suits.

  2. We get it ready for viewings

We suggest what to do before the first viewing: cleaning, small repairs, checking appliances, documents. We write a description that lets a tenant see at once whether the place fits.

  3. We show it to matching tenants

We show the property to people and companies whose budget, dates, household or team size match your terms. Before a viewing we confirm who will live or work there and from when.

  4. We help with the lease

We help agree the terms and prepare the lease: length, rent, deposit, indexation, notice. For apartments we discuss najem okazjonalny or najem instytucjonalny. Every term is agreed before signing.

  5. We hand over with a report

At key handover we prepare a protokół zdawczo-odbiorczy: meter readings, furniture and appliances, condition with photos, number of keys. It matters when the lease ends and the deposit is returned.

What tenants we bring

Our tenants are mostly English-speaking people and international companies looking for a home or an office in Warsaw.

  • International companies

Firms opening a Polish branch or moving a team to Warsaw, and the employees their employer is finding a flat for.

  • Expats and families

People relocating to Warsaw for work, often with family, who want a flat for the longer term.

  • Small teams

Companies that need a small office or a private room close to the metro or in a quieter district.

How to prepare your apartment or office for rent

What to have ready before the first viewing:

Najem okazjonalny, instytucjonalny or a standard lease?

For apartments, Polish law offers three forms of lease. This is general information, not legal advice.

  • Standard lease

Civil Code (Kodeks cywilny), art. 659 onwards. Works for apartments and offices.

    • No notary needed
    • Fewer documents at signing
    • In a dispute, the flat can only be recovered through the court
    • The tenant of a flat is protected by the general rules of the ustawa o ochronie praw lokatorów
  • Najem okazjonalny

Tenants’ Rights Protection Act, art. 19a–19e. For an owner who is a private individual and does not let flats as a business.

    • The tenant signs a notarial statement agreeing to vacate
    • An address the tenant can move to is attached
    • Deposit of up to six months’ rent
    • Maximum term of 10 years
    • The owner must notify the tax office within 14 days of the start
    • A notary and more paperwork
  • Najem instytucjonalny

Tenants’ Rights Protection Act, art. 19f–19j. For landlords letting flats as a business.

    • Notarial statement by the tenant agreeing to vacate
    • No alternative address needed
    • Only for landlords running a letting business
    • Maximum 10 years, notary required

How is rental income taxed in Poland?

If you let an apartment or office as a private individual (najem prywatny), since 2023 the only form of tax is the flat-rate ryczałt od przychodów ewidencjonowanych. It is charged on the full rent, with no deduction for costs.

Annual rental revenueRyczałt rate
up to 100,000 zł8.5%
above 100,000 zł12.5% on the excess
Spouses, when one of them reports all the income12.5% only above 200,000 zł

Advance payments are due by the 20th of the following month or after each quarter; the annual PIT-28 return is filed between 15 February and 30 April. Different rules apply if you let as a business. This is general information, not tax advice: check your own case with a tax adviser, especially if you are not a Polish tax resident.

How we discuss the rent

We do not quote a price up front or promise how many days it will take to let. We discuss the rent with you based on similar listings nearby and what tenants are asking for. The decision on the price and the tenant is always yours.

If the property stays empty for a while, we look together at what to change: description, photos, lease length, pets, furniture.

Questions and answers

How do I rent out my apartment in Warsaw with you?

Leave a request in the form at the bottom of the page, or message us on WhatsApp, with the district, size, number of rooms and when the flat is available. We discuss the property and your terms, suggest what to prepare, show the flat to matching tenants and help with the lease and the handover report.

Do you also let offices?

Yes. We help let offices and commercial space in Warsaw and within about 30 km, from a single room to a floor in an office building. A floor plan, the exact area and a breakdown of the service charge help.

How much rent will I get and how fast?

We do not promise either in advance: price and time depend on location, condition, size and demand at the moment. We discuss the rent with you based on similar listings nearby. The final decision on the price is yours.

What is najem okazjonalny?

A form of residential lease for owners who are private individuals (Tenants’ Rights Protection Act, art. 19a). The tenant signs a notarial statement agreeing to vacate and names an address to move to. The owner notifies the tax office within 14 days. This is general information, not legal advice.

What tax do I pay on rental income in Poland?

Private landlords pay the flat-rate ryczałt: 8.5% of revenue up to 100,000 zł a year and 12.5% above that, with no cost deductions (podatki.gov.pl, September 2026). The return is PIT-28. Check your own case with a tax adviser.

Can I let my flat if I live outside Poland?

Yes. You can leave a request on the site and discuss the property and terms with us in writing, for example on WhatsApp. How to sign the lease and hand over the keys while you are away, for example through a representative with a power of attorney, we discuss separately. Check your Polish tax obligations with an adviser.

Who prepares the handover report?

We help prepare the protokół zdawczo-odbiorczy at key handover: meter readings, furniture and appliances, condition with photos, number of keys. Owner and tenant both sign it, and it is used when the deposit is settled.
