Ready offices from one month
Serviced offices and coworking space in Warsaw
A serviced office in Warsaw is a ready private office with furniture, internet, reception and cleaning for one monthly price, on contracts from one month. Coworking gives you a desk in a shared space. Both let your team start working in Warsaw within days; we compare operators and the full cost per desk, and we work in your language.

Types of flexible office
Operators in Warsaw offer several formats, from a single desk to a full floor.
Hot desk
Any free desk in a shared area. The most affordable option for one person or for a few days a week.
Fixed desk
Your own desk in a shared area, where you can leave a monitor and your things. For daily work without a private room.
Private office
A furnished, lockable office for 1–20 or more people. Kitchens, meeting rooms and reception are shared with other companies.
Managed office
A self-contained part of a floor that the operator fits out for your company and runs for you. A longer contract, but no fit-out project of your own.
Virtual office
A registered business address, mail handling and meeting rooms by the hour, without a permanent desk.
What does a serviced office price include?
Prices are quoted per desk or per office per month. They usually cover furniture, internet, electricity, heating and air conditioning, cleaning, reception, a kitchen with coffee and use of the common areas. Some meeting-room hours may be included, with extra hours charged.
Parking, printing, extra meeting-room time, a registered company address, storage and 24/7 access are often charged separately, and 23% VAT is added. So compare operators on the full monthly amount, not the advertised price.

When is a serviced office the better deal?
A flexible office works well when you are opening a Polish branch, when your team is growing and next year's headcount is unclear, or for a project lasting a few months. It is also a good base while your permanent office is being fitted out.
Flexible office operators accounted for 3.0% of office space leased in Warsaw in H1 2026 (Knight Frank). Many centres sit in Class A buildings in Śródmieście, Wola and Służewiec, so you get the same address and building standard as with a conventional lease.
What to compare between operators
- Price per desk or office: net or gross of VAT
- Meeting-room hours included
- Parking: available, and at what price
- Notice period and renewal terms
- Deposit amount
- Whether you can register your company at the address
- 24/7 access, guest reception, mail handling
- How the price changes on renewal
Registered address for your company
Registering a company in the KRS requires an address. Many operators offer one as a separate service or bundled with a desk, and they receive your mail and notify you. Check what contract you will receive, as a bank or the tax office may ask for it as proof of address.
Growing inside a flexible office
A common path is a few coworking desks, then a private office in the same centre, then your own leased office or a managed office from the operator. Agree in advance on the right to move to a larger room, and set the notice period so it lines up with the handover of your next office.
If the operator has several centres in Warsaw, you may be able to use meeting rooms in other buildings, which helps when clients or staff are spread across districts.

Questions and answers
What is the difference between a serviced office and coworking?
A serviced office is a private, lockable room for your team only. Coworking is a desk in a shared space, either hot or fixed. In both formats, services such as internet, cleaning, reception and the kitchen are usually included in the price.
What is the shortest term for a serviced office?
Usually one month. Operators often offer a lower price for 6–12 month contracts. Check the exit terms and notice period before signing.
What is not included in a serviced office price?
Parking, printing, extra meeting-room hours, a registered company address and 24/7 access are often charged separately. 23% VAT is added to the price.
Can we register our Polish company at a serviced office address?
Many operators allow it, sometimes as a separate service. We check this for each centre before you sign.
Is a serviced office more expensive than a lease?
Per desk, usually yes, when compared over several years. But you pay nothing for fit-out, furniture or equipment and are not tied to a 3–5 year lease. For a small or growing team it often works out better overall.
