Office space for rent in Śródmieście, central Warsaw
Śródmieście is Warsaw's city centre, with the highest rents and the least free space: only 4.3% of offices in the central zones stood empty in Q3 2026 (PINK). It has everything from Class A towers around Rondo ONZ to rooms in old townhouses. We work in your language, find offices that fit your size and budget, and explain the Polish lease clause by clause.

Who a city-centre office suits
Śródmieście is the default for companies whose address does some of the selling: law and advisory firms, finance, regional headquarters and the Polish branches of international companies, and tech teams competing for talent. Staff reach it from every district with one change at most, which helps with hiring and with client meetings.
It also works for small teams. Besides floors in office buildings, the centre has many suites of 30–150 m² in townhouses (kamienice) and 1990s buildings. That suits a studio, an accounting practice or a start-up that wants a central address without a reception desk and turnstiles.
If you are opening a Polish branch, expect a few local habits: rents are quoted per m² per month without VAT, leases in modern buildings usually run 3–5 years, and landlords ask for a deposit or bank guarantee. The lease is normally in Polish; we explain every clause in your language.
Getting there: both metro lines and the main station
Śródmieście is the only district where the M1 and M2 metro lines cross (Świętokrzyska station). M1 stops include Politechnika, Centrum, Świętokrzyska and Ratusz Arsenał; M2 serves Rondo ONZ, Świętokrzyska and Nowy Świat-Uniwersytet. Aleje Jerozolimskie and Marszałkowska are the main tram corridors.
Warszawa Centralna handles intercity and international trains, and the neighbouring Warszawa Śródmieście station runs commuter and SKM trains, including to Chopin Airport. For a team that travels to Kraków, Gdańsk or Berlin, that saves hours every week.
Driving is harder: on weekdays the centre is a paid parking zone, and the Strefa Czystego Transportu (clean transport zone) applies. Parking spaces in office garages are leased separately and in limited numbers, so raise them early.

Where exactly to look in the centre
Śródmieście is large, and its parts differ a lot in price, buildings and feel.
Rondo ONZ and Plac Grzybowski
The CBD core: Class A towers, banks, law firms, metro M2. The highest rents and few free floors.
Warszawa Centralna and Złota
Towers by the main station with a shopping centre next door, trains and metro M1. Good for teams that travel a lot.
Powiśle
Between the centre and the Vistula: office buildings, converted industrial sites, cafés and riverside boulevards. Popular with tech and creative teams.
Śródmieście Południowe
Mokotowska, Wilcza, Hoża, Koszykowa: townhouses and small offices, Class B and C, quiet streets.
Nowy Świat and Krakowskie Przedmieście
The historic centre: offices in old buildings and a prestige address, but little parking and restrictions on cars.
Office classes
What classes A, B and C mean
The class describes the standard of the building. It drives the rent, the service charge, the lease terms and how soon you can move in. Each district below shows the office classes you find there most often.
Class A
Modern or fully refurbished office buildings: air conditioning, raised floors, a building management system, reception, underground parking, often BREEAM or LEED certification.
Pros
- Prestige for clients and staff
- Predictable management and security
- Energy efficiency and practical layouts
Cons
- Highest rents and service charges
- Leases usually 3–5 years
- Space to be fitted out is not ready at once
Class B
Older or less central buildings with a good but no longer new standard. Often former class A offices that have aged.
Pros
- Lower rent than class A
- More flexible terms and lease length
- Often quicker to move in
Cons
- Older building systems and finishes
- Fewer services in the building
- Higher energy costs, less parking
Class C
Offices in tenement buildings, former industrial buildings and residential blocks, without the full systems of an office building.
Pros
- Lowest price
- Small units and short leases
- Characterful interiors: lofts, high ceilings
Cons
- Often no air conditioning, sometimes no lift
- Little parking
- Less representative and less accessible

What kind of buildings you will find
The business core is the CBD around Rondo ONZ, Plac Grzybowski, Aleje Jerozolimskie and Warszawa Centralna: towers and Class A buildings with underground parking, a reception and BREEAM or LEED certificates. Next to the station stands Varso Tower, the tallest building in the European Union.
Class B means office buildings from the 1990s and 2000s along Marszałkowska, Świętokrzyska, Emilii Plater and in Powiśle. Lifts and building systems are older, but rents are lower and terms more flexible. Some are being modernised and come back to the market at a higher standard.
Class C is offices in townhouses on Mokotowska, Wilcza, Hoża, Koszykowa and Nowy Świat: high ceilings, parquet floors and grand staircases, but often no air conditioning, sometimes no lift, and street parking only.

Questions and answers
How much does office space in Śródmieście cost?
Asking rents in the city centre at the end of June 2026 were about 79–141 zł per m² per month excluding VAT (Knight Frank, converted at the NBP rate). The prime headline rent is about 132 zł (BNP Paribas Real Estate, Q2 2026). Add a service charge of roughly 18–38 zł per m² and 23% VAT.
Can I rent a small office in the centre?
Yes. Besides floors in office buildings, Śródmieście has suites from 20–30 m² in townhouses and older office buildings, plus serviced offices and coworking with monthly terms. For a small team that is often simpler and cheaper than a separate Class A office.
What is the difference between the CBD and the rest of the centre?
The CBD is the business core around Rondo ONZ, Plac Grzybowski, Aleje Jerozolimskie and Warszawa Centralna, with Class A towers. The rest of the centre mixes office buildings, 1990s blocks and townhouses on quiet streets. Rents and choice depend on the building.
Is there staff parking in the city centre?
Office buildings have underground garages, but spaces are leased separately and each tenant gets only a few. Street parking is paid on weekdays. If your team drives, we agree the number of spaces before viewings and compare with Wola or Służewiec.
Will the lease be in English?
Leases are usually in Polish; large office buildings sometimes offer a bilingual Polish-English version. We work in your language and explain each clause: rent, indexation, deposit, term and break options. This is general information, not legal advice.
How fast can we move in?
A ready office left by the previous tenant can sometimes be available a few weeks after signing. If the landlord builds a fit-out for you, it usually takes a few months. Free space in the centre is scarce, so start early for a larger office.
