Who an office in Wola suits

Over the last decade the area around Rondo Daszyńskiego has become Warsaw's second business centre. Tech companies, consultancies, shared service centres, banks and law firms move here when they want a modern Class A office but not necessarily a Marszałkowska address.

Wola fits if you want a new, energy-efficient building with large floor plates and amenities on site: restaurants, a gym, bike storage and showers. It also helps with hiring, since many employees live in the new apartment buildings nearby.

For international companies setting up a Polish branch, Wola offers a predictable standard: efficient layouts, modern building systems and professional property management, much like a new office building in Berlin or Amsterdam. The lease is in Polish or bilingual; we explain each clause in your language.

Transport: metro M2, trams and Warszawa Zachodnia

The district runs along metro line M2: Rondo Daszyńskiego, Płocka, Młynów and Księcia Janusza stations. Świętokrzyska, where M2 meets M1, is one or two stops away. Trams run along Prosta, Kasprzaka, Wolska, Towarowa and Okopowa.

Warszawa Zachodnia station nearby has commuter and intercity trains. Chopin Airport is usually about 20 minutes by car outside rush hour. Most buildings around Rondo Daszyńskiego have underground garages, but spaces are leased separately, as in the centre.

Where exactly to look in Wola

Wola is large: the business area next to the centre is very different from the west.

  • Rondo Daszyńskiego and Plac Europejski

The heart of the district: Class A towers on metro M2, restaurants and plazas between buildings. The least free space.

  • Mirów and Grzybowska

On the edge of the centre: office buildings of different ages, new apartment blocks, a walk from Rondo ONZ.

  • Czyste and Kasprzaka

South of Rondo Daszyńskiego towards Warszawa Zachodnia: new office and residential schemes on former industrial land.

  • Western Wola: Koło and Odolany

M2 stations Płocka, Młynów and Księcia Janusza, Class B buildings, lower rents and more parking.

Office classes

What classes A, B and C mean

The class describes the standard of the building. It drives the rent, the service charge, the lease terms and how soon you can move in. Each district below shows the office classes you find there most often.

  • Class A

Modern or fully refurbished office buildings: air conditioning, raised floors, a building management system, reception, underground parking, often BREEAM or LEED certification.

    Pros

    • Prestige for clients and staff
    • Predictable management and security
    • Energy efficiency and practical layouts

    Cons

    • Highest rents and service charges
    • Leases usually 3–5 years
    • Space to be fitted out is not ready at once
  • Class B

Older or less central buildings with a good but no longer new standard. Often former class A offices that have aged.

    Pros

    • Lower rent than class A
    • More flexible terms and lease length
    • Often quicker to move in

    Cons

    • Older building systems and finishes
    • Fewer services in the building
    • Higher energy costs, less parking
  • Class C

Offices in tenement buildings, former industrial buildings and residential blocks, without the full systems of an office building.

    Pros

    • Lowest price
    • Small units and short leases
    • Characterful interiors: lofts, high ceilings

    Cons

    • Often no air conditioning, sometimes no lift
    • Little parking
    • Less representative and less accessible

What kind of buildings you will find

Class A means the towers and office buildings around Rondo Daszyńskiego, Plac Europejski, Prosta, Towarowa and Grzybowska, all from the last decade: Warsaw Spire, The Warsaw HUB, Skyliner, Generation Park, Mennica Legacy Tower and others. Most hold BREEAM or LEED certificates and have underground parking.

According to Knight Frank, about 87,000 m² of offices were under construction in the Rondo Daszyńskiego zone at the end of June 2026, roughly two thirds of everything being built in Warsaw. Some space is pre-let before completion, so ask about upcoming projects early.

Questions and answers

How much does office space in Wola cost?

In the Rondo Daszyńskiego zone, asking rents at the end of June 2026 were about 88–123 zł per m² per month excluding VAT; in the outer west of the city about 57–75 zł (Knight Frank, converted at the NBP rate). Service charge, parking and 23% VAT come on top.

How is Wola different from Śródmieście?

Wola is mostly new Class A buildings on metro M2 with large floors and on-site amenities. Śródmieście is more mixed: towers, 1990s buildings and townhouses, plus both metro lines and Warszawa Centralna. Rents in the best buildings of both districts are similar.

Can I rent a small office in Wola?

Yes, though Class A towers often start at a few hundred m². Small offices are easier to find in Class B buildings, converted factories and serviced offices around Rondo Daszyńskiego, where you can take a few desks or a private room on monthly terms.

Why are so few offices free in Wola?

Demand for new, energy-efficient buildings next to the metro is high, and few projects were completed in 2026. Knight Frank put vacancy in the Rondo Daszyńskiego zone at about 2% at the end of June 2026. Some offices are leased while still under construction.

Is there parking at Wola office buildings?

Most new buildings have underground garages; spaces are leased separately and in limited numbers. Street parking around Rondo Daszyńskiego is paid. In western Wola parking is usually easier.

How long are leases in new buildings?

In new Class A buildings usually five years or more, especially when the landlord funds the fit-out. Class B and serviced offices often allow shorter terms. We agree indexation, rent-free periods and break options before signing. This is general information, not legal advice.
