Office space for rent in Mokotów and Służewiec, Warsaw
Służewiec is Warsaw's largest office district outside the centre, with the most free space and rents well below central levels, about 53–75 zł per m² excluding VAT (Knight Frank, June 2026). Next door, Stary Mokotów offers offices in villas and small buildings. We work in your language and help you find, compare and negotiate an office here.

Who an office in Mokotów or Służewiec suits
Służewiec suits companies that need a large Class A or B space at a sensible price: tech, shared service centres, distribution, pharma and the Polish offices of international manufacturers. A 500–2,000 m² floor with parking is easier to find here than in the centre, and terms are easier to negotiate.
Stary Mokotów and Dolny Mokotów suit smaller firms that want a quiet, green setting: studios, clinics, architects or accountants. Offices here sit in villas, small buildings along Puławska and converted industrial buildings.
If you are relocating staff to Warsaw, Mokotów works for living too: many expats rent apartments in the same district, and the international schools in the south of the city are within reach. The lease is in Polish or bilingual; we explain each clause in your language.
Służewiec: from office monoculture to mixed-use
In the 2000s Służewiec was built up with offices and almost no housing, shops or green space, earning the nickname "Mordor" and a reputation for traffic jams. It is now changing: some outdated office buildings are leaving the market, housing is going up in their place, and cafés, services and new cycle paths are arriving.
For tenants this cuts both ways. The upside is choice and bargaining power: Knight Frank put vacancy at 17.0% at the end of June 2026, higher than any central zone. The downside is construction next to some older buildings and possible redevelopment plans on the landlord's side, so ask before signing.
Demand is still there: according to Colliers, about 105,000 m² of offices were leased in Służewiec between January and September 2026, more than half of it renewals and renegotiations. Companies are staying, but on better terms.
Transport: metro M1, SKM trains, trams and car
Metro line M1 runs along the eastern edge of the district, with Wierzbno, Racławicka, Wilanowska and Służew stations. Some Służewiec buildings are a 10–20 minute walk from the metro, so check the exact address. The railway crosses the area at Warszawa Służewiec station, where SKM trains run to the centre and Chopin Airport.
Trams and buses run around the edges of the district. For teams that drive, Służewiec beats the centre: almost every building has surface or underground parking, and spaces cost less. The airport is a few minutes away by car.
