Office space for rent in outer Warsaw and nearby towns
Outside the centre an office costs noticeably less: asking rents in Warsaw's non-central zones were about 53–79 zł per m² excluding VAT (Knight Frank, June 2026), and parking is almost always on site. We search outer districts and towns within about 30 km, from business parks to offices attached to warehouses, and we work in your language.

Who an office outside the centre suits
Companies choose outer Warsaw or a nearby town when the car, the price and the floor area matter more than the address: logistics and e-commerce, distribution, construction and installation firms, field service teams, manufacturers with a showroom, and sales teams who spend the day on the road.
A second case is a team that lives outside the city. Many expat families settle in Konstancin-Jeziorna, Józefów or Łomianki for a house with a garden and international schools within reach; an office nearby saves an hour or two of commuting every day.
A third is a company that needs a warehouse with offices. In the logistics parks around Pruszków, Janki and Piaseczno, office space is usually leased together with the warehouse. The lease is in Polish or bilingual; we explain each clause in your language.
Outer Warsaw districts with offices
Aleje Jerozolimskie through Ochota and Włochy is a long office corridor west of the centre: business parks and stand-alone Class A and B buildings, SKM stations and trams, and quick access to the S8 and S2 expressways.
Włochy and Okęcie by Chopin Airport have business parks along Żwirki i Wigury and in the Okęcie industrial area. Handy for teams that fly often and for companies that want an office close to a warehouse.
Wilanów and Ursynów in the south offer smaller office buildings and ground-floor offices in residential areas popular with families. Targówek and the eastern districts have office buildings and warehouse offices near Trasa Toruńska, with metro M2 reaching Bródno.
Towns around Warsaw within 30 km
Piaseczno, Janki and Raszyn to the south and south-west sit close to the S7, S8 and S2, with logistics parks, shopping centres, warehouse offices and small office buildings. Pruszków to the west has SKM and Koleje Mazowieckie trains to the centre and lies near the A2 and large warehouse parks.
Łomianki to the north lies on the S7 towards Gdańsk, with small offices and showrooms along the main road. Marki and Ząbki to the north-east have the S8, trains to the centre, and offices in small buildings and warehouses.
Consultancy reports track the office market only within Warsaw's city limits, so there is no "average rent" for the surrounding towns. Prices depend on the building; we check current listings and compare them with options inside Warsaw.

Which direction to choose
The best place to look is where your team lives and where your clients come from.

North: Łomianki
The S7 towards Gdańsk, small offices and showrooms, quiet residential areas nearby.
North-east: Marki and Ząbki
The S8, trains to the centre, offices in small buildings and warehouses, fast-growing residential areas.
Office classes
What classes A, B and C mean
The class describes the standard of the building. It drives the rent, the service charge, the lease terms and how soon you can move in. Each district below shows the office classes you find there most often.
Class A
Modern or fully refurbished office buildings: air conditioning, raised floors, a building management system, reception, underground parking, often BREEAM or LEED certification.
Pros
- Prestige for clients and staff
- Predictable management and security
- Energy efficiency and practical layouts
Cons
- Highest rents and service charges
- Leases usually 3–5 years
- Space to be fitted out is not ready at once
Class B
Older or less central buildings with a good but no longer new standard. Often former class A offices that have aged.
Pros
- Lower rent than class A
- More flexible terms and lease length
- Often quicker to move in
Cons
- Older building systems and finishes
- Fewer services in the building
- Higher energy costs, less parking
Class C
Offices in tenement buildings, former industrial buildings and residential blocks, without the full systems of an office building.
Pros
- Lowest price
- Small units and short leases
- Characterful interiors: lofts, high ceilings
Cons
- Often no air conditioning, sometimes no lift
- Little parking
- Less representative and less accessible

Questions and answers
How much does an office outside central Warsaw cost?
Asking rents in the non-central zones at the end of June 2026 were about 53–79 zł per m² per month excluding VAT (Knight Frank, converted at the NBP rate). Offices in warehouse buildings were about 44–55 zł (Knight Frank, March 2026). Service charge and 23% VAT come on top.
Which towns around Warsaw do you cover?
Warsaw and towns within about 30 km: Piaseczno, Pruszków, Łomianki, Marki, Ząbki, Janki, Raszyn, Konstancin-Jeziorna, Józefów and others. Inside the city we cover outer districts too: Ochota and Włochy along Aleje Jerozolimskie, Wilanów, Ursynów, Targówek and Białołęka.
Can I lease a warehouse together with an office?
Yes. In logistics parks around Pruszków, Janki, Piaseczno and other towns, office space is usually leased together with the warehouse. Office rent is higher than warehouse rent, and leases tend to be long. We look for buildings that fit both your warehouse and office needs.
Are there Class A offices outside Warsaw?
Some, but not many: mainly business parks on the city edge and new buildings by the expressways. Most offices in the surrounding towns are Class B: small office buildings, offices in retail and warehouse schemes, and converted houses.
How will staff get there without a car?
It depends on the address. Pruszków, Piaseczno, Ząbki and Marki have Koleje Mazowieckie or SKM trains to the centre, and Aleje Jerozolimskie has SKM and trams. Many business parks are still a 15–20 minute walk from a station, so we check the route before viewings.
Will the lease be in English?
Leases are usually in Polish, sometimes bilingual. We work in your language and explain each clause: rent, service charge, parking, indexation, deposit and break options. This is general information, not legal advice.
